The Canyon Ranch Inspection

Tasked to scout for a retirement home for a favorite aunt based in San Francisco, I hopped on a white Pregio van bound for Carmona to do an ocular of Canyon Ranch — a first-class residential community development of property giant Century Properties Group, said to be the fastest-selling residential units in the country, and I sure would want to know why.

For someone who loves to drive her lean and mean SUV and definitely not a fan of vans, such trips to sites are almost dreadful. But this one was all right — the ride was comfortable; the aircon worked, the suspension was there, and the van was equipped with a dvd player. Not bad. Armed with a tall Misto, and after setting the watch bezel, I enjoyed the roomy backseat as I watched the Canyon Ranch audio-visual presentation showcasing their development. Impressive. As the white whale of a Pregio pulled up the Street of Dreams, I checked the watch — time lapsed: 30 minutes. But half an hour drive, on a payday Friday, is definitely good enough for me. I wished I brought my car and drove instead; I would’ve enjoyed it immensely.

The professional sales staff started the tour at the Fremont unit — a 105 sqm, 3-bedroom, 3 toilet-&-bath home with a lanai, living and dining areas, maid’s room, storage & laundry areas, and a carport. What got my attention was the double-height ceiling living area and the generous windows that provide ventilation & view. Next was the Atherton, a 280 sqm, 4-bedroom, 5 toilet-&-bath home with a balcony and lanai, living and dining areas, a den/study, family area, walk-in closets, maid’s room, service area, and a carport for 4. Of course the Atherton, too, comes with a double-height ceiling but what blew me away was the majestic view: situated at the Ridge, the Atherton has the most commanding vistas of Laguna de Bay and Mt. Makiling — and it overlooks the race tracks.

My aunt, an unstoppable party animal in her youth, now prefers gardening over clubbing, and enjoys serving her friends coffee and pastries back in San Francisco. And wouldn’t she love showing off her demitasse at the Atherton balcony! There’s probably no need to tell her that Canyon Ranch is going to be near high-end malls, schools, hospitals and all that — there’s going to be The Village (with 30 dining and retail establishments) and The Club (with sports & fitness amenities) anyway.

And if I may make a confession, I do have one ulterior motive: I’d love to crash in this place after a hard day’s windsurfing in Caliraya. Why rush back to Manila when you can park your aching limbs and recharge, no, make that rejuvenate, at Canyon Ranch.

Great things come in small packages

The above title rings true for Canyon Ranch, a 17-hectare residential development perched on the foothills of Carmona, Cavite . The place is only 25 minutes away from Makati City and is part of the San Lazaro Leisure Park. In a jiffy, we were smoothly transported to Canyon Ranch using the smallest BMW (the one series) while enjoying music from the newest and smallest (and probably one of the most wanted gifts this Christmas) Apple iPod -- the very tiny and pencil slim "nano," distributed by Microwarehouse in the Philippines .

As soon as we got to Canyon Ranch, the Las Piñas Boys Choir welcomed us with their Christmas carols. We then proceeded to do an ocular of the place overlooking Laguna de Bay, Antipolo, Mt. Banahaw , Mt. Makiling and the Manila Jockey Club.

There are seven homes to choose from including the Napa (50 square meters) and the Atherton (280 square meters). Each of the homes are either single detached or duplex residences built in classic two-storey California style. We viewed the smallest homes (Napa) whose interiors were brilliantly done by two young designers, Miguel Rosales and Chat Fores. They maximized the small space in a very effective way. Chief executive marketing officer Emil Perez says, " Napa is one distinct home collection that is exceptionally favored by many." The duplex style, two-story Napa has provisions for three bedrooms with two toilets and baths and a porch. Developer Century Communities Corp.'s managing director Marco Antonio enthuses, "For a low down payment and only P300 a day, you can own a Napa home at Canyon Ranch." Residents can also use clubhouse that offers an array of recreational and sports facilities such as basketball and badminton courts, a swimming pool, a jacuzzi, gym, game room and library.

RP on verge of biggest real estate boom in 30 years

THE PHILIPPINES IS ON THE CUSP OF what could be the country's biggest property boom in nearly three decades fueled by money from overseas Filipinos, investments from businessmen and increased government spending.

"If politics is neutral, we are at the threshold of the biggest real estate boom since 1997," says Albay Representative Joey Salceda.

Since the Asian financial crisis brought the property sector into a long swoon in 1997, the industry has been on a slow but steady climb in the last few years.

Salceda expected the property boom would be broad based from residential houses and condo units to office towers, leisure facilities and hotels.

Tapping OFW market  

At least $1 billion in remittances from Filipinos living or working abroad low in every month (not counting the dollars sent through informal channels), and it is expected that these dollars will be spent on buying new houses for their families, high-end condos or resort homes for their own use.  

Demand for quality

Industry sees that there is an underlying flight to quality in the growing demand for property. Buyers are more knowledgeable now that they were before and they will go to developers that have a long track record, that build classy units whatever the market level and deliver their products on time. With people looking for more quality products, the industry's growth is expected to be sustained."

Gov't role

Despite its political troubles, the Arroyo administration has also contributed to setting the stage for a surge in property demand. Salceda said.

Aside from keeping interest rates low through prudent debt management, Salceda said the government was poised to further kick up interest in the real estate sector by jacking up its capital spending by 52 percent next year the first time in five years that it would be boosting investments infrastructure.

"This should make the 4.2 million housing backlog a real demand." Salceda said.

Hot demand for office space

Aside from houses and residential condos, another hot factor in the property sector is the rising demand for office space, with vacancy rates dropping from their peak of 60 percent to between 9 and 15 percent at present.

GB Richard Ellis, the worlds largest real estate advisory firm, said robust demand for office space was being driven mainly by relocations multinationals corporations and embassies from Grade B and C buildings and may continue demand from new and expanding call centers, business process outsourcing (BPO) provides, and information technology companies.  

Bulls Running

"Despite medium term domestic economic concerns, the outlook for the office property sector remains bullish." CB Richard Ellis said. "Limited supplies of suitable Prime/Grade A office space in the Makati CBD will keep vacancy levels in the single digits for the near and medium terms while relase expirations in 2006 will be closely watched as they are expected to impact the amount of available space."

The property adviser noted that demand was not confined to Makati and Ortigas.

"Tight supplies of suitable existing of fice space in Metro Manila is forcing call centers and BPO's with large space requirements to consider locating to areas outside the major central business districts." said CB Richard Ellis, citing the rising trends toward the construction of more build to suit buildings(specially in Alabang and Fort Bonifacio), and the conversion of shopping malls and other types of retail establishments to space suitable for call centers.

Leisure and Hotels

The property sector is also humming in the leisure and hotel business, with average occupancy rates improving to nearly 75 percent this year from less that 50 percent a few years ago, the highest growth being registered in deluxe suites, according to CB Richard Ellis.

Tourism arrivals are on track to hit 2.66 million this year (up to 6 percent last year), with tourism revenues expected at $2.2 billion (up by 14 percent from last year).

With international arrivals predicted to rise by 15 percent next year (in line with the government's goal of having 5 million tourists by 2010). CB Richard Ellis noted an increasing number of foreign investments going into building deluxe hotels and resort facilities.

"Out of 7,000 plus island, only one fourth the currently developed and many hospitality-related facilities need refurbishment or have yet to built".

DON'T LET LACK of space hinder your creativity: Even a small home can be made big on design.

This seems to be what interi­ or designer Chat Fores is con veying when Century Communities Corp. tapped her to design one unit of the Napa home collection-two (two-story, three-bedroom) units, each having only a combined floor area of just 50 square meters.

"It's a challenging proposition. As a designer you ponder the problem of how to organize and furnish an interior to meet all appropriate functional expectations, within small spatial parameters and still provide an esthetically pleasing environment," said Fores, who heads interior design firm, Chat Fores Design Studio.

Duplex-style homes

The Napa collection model unit, which Fores was assigned to is a duplex-style home intended for first-time home buyers or those wanting to own a more affordable package within Canyon Ranch, a premier residential development perched on the foothills of Carmona, Cavite and part of the San Lazaro Leisure Park.

Despite the limitations of size and small interior spaces, Fores was able to come up with a design employing creative space planning and tasteful, appropriately scaled furniture selection.

For one particular model unit, Fores' properly placed mirrors and glass partitions added to the feeling of openness.

Letting the light in

Color tones were light to emphasize the open feel of the space and help reflect light within the space. Use of transparent glass in some areas will also allow more light to penetrate the interior areas of the house.

Fores also opened each room to the morning and afternoon light, creating a more spacious feeling to the apartment.

Also, proper scale is the design philosophy used by Fores in dealing with such confined spaces each room is filled not with bulky pieces but of furniture scaled for the room.

According to Fores, her design ideas are usually influenced by her frequent travels to interesting places and interaction with her students at the Assumption College and the Philippine School of Interior Design.

A Napa home for P300 a day

T HE INVITE TO THE PRESS for the luxury ride to Canyon Ranch in Carmona, Cavite , looked too good to be true. Organizers described the Century Communities Corp. (subsidiary of Century Properties Corp.) community as "picturesque," the stuff that could be seen only in brochures.

After all, it was just the first horizontal project of 19-year-old Century Properties Group, which was more known for its high-rise condo-miniums such as Essensa, Soho central, South of Market, West of Ayala, and Oxford Suites. Aside from satisfying media curiosity, this media trip was planned to be a rare romp for motoring media with the BMW 1 series, the designated "carriage" to bring us to the Ranch.

After a 25-minute drive from the Pacific Star Building in Makati to the entrance of the Canyon Ranch, we realized that all the hype about the Ranch was for real.

2 phases

Canyon Ranch, which occupies 17 of the 77-hectare San Lazaro Leisure Park, is split in two phases.

The rolling topography of phase 1 is dotted with classic California-style structures, the highest of which stands 20 meters above ground. Lots in phase 2 would stand more majestically at 25 meters.

How the developer situated each house (media was shown model units ranging from 50 to 280 sq m) in such a way that the four corners of each property would have an unblocked view of the hills, mountains and the skyline, is worth noting.

From each home and every window, the view is not monotonous, the inescapable downside of every "flatland" development.

The first phase covers 10 hectares, on which will be built 400 residential and commercial units. A commercial strip at the north­ ernmost point of the property will be established. Out of the 30 commercial units to be built, 25 have already been sold.

The developer also used feng shui to determine where the development should face. In this case, Canyon Ranch faces east.

"Investors are buying in because they feel they have a target market dedicated to their businesses," said Marco Antonio, managing director of the Century Communities Corp.

Phase 2 will have 300 units.

View of the races

Canyon Ranch offers inexhaustible visual treats for its settlers: Mt. Makiling , the Antipolo stretch of the Sierra Madre Range , mys­ terious Mount Banahaw and the expansive Laguna de Bay. And perhaps a most unique and interesting viewing angle for almost all units at Canyon Ranch is that of the Manila Jockey Club's twin oval racetracks.

One five-bedroom house priced at P16 million and elevated 20 meters aboveground, for example, has a view of the racetrack from its infinity pool and even from the master's bedroom.

The community development was a joint venture project between Century Communities and the Manila Jockey Club.

Alfonso Reyno, chair of the San Lazaro Leisure Club, said that part of the vision was to create a leisure park special in the country. The horseracing facility, he said, is considered world-class and most modern in Asia .

Romantic and dramatic

The developer credits the romantic and dramatic physical characteristics of the property to the terrain and topography The views from each window of each unit are unhindered yet varied, and houses do not obstruct the view for neighboring units.

The division from each house to the next would either be the elevation or the thoughtfully designed landscapes and rock formations.

For instance, the duplex-style Napa homes (which go for P1.8 million) would have the same unobstructed viewing privileges of the environment from all windows as that of houses ranging to P12 million.

"We pride ourselves in offering 180 degrees of water and mountain as your horizon starting from Antipolo on the left, to Laguna de Bay, Mt. Banahaw and Mt. Makiling," said Marco Antonio.

First wi-fi community

"We're the first wi-fi (wireless fidelity) community in the country. Who says that you actually have to leave the house to work," he enthused.

The Canyon Ranch is surrounded with giant dishes allowing residents to network and surf the Internet from the comfort of their own backyard or pool. Cool natural breezes course through a duplex-type Napa home, an ideal setup for residents wanting to do away with air conditioning.

"The whole value proposition of the south is that now it is a more viable place to live in. As (Metro Manila) grows more populated, and as land becomes scarcer, prices are rising. The price of a house in Carmona can be (equivalent) to a condo (in the city)," said Antonio.

Ever wondered how you spend your cash? While not many of us keep financial journals, or receipts even, it might be a good idea to try tracking down where each peso goes for about a month - and be astounded by how big a part of our paychecks go not to real purchases but frivolous stuff.

FOR MANY WEEKS, A FRIEND of mine has been nagging me to just come and see this residential project site. Finally, after constant prodding, I consented and went to see Canyon Ranch in Carmona.

Fresh from watching the Speaker's Cup at the Manila Jockey Club held 13 November 2005 at the new SLLP racetrack, Speaker Jose de Venecia and better half Gina took a little hike up to Canyon Ranch where their eyes feasted on the magnificent views and excellent climate offered by the elevated Ridge. On board to welcome them were Century Properties Group Chair Jose EB Antonio, Managing Director Marco Antonio and the high spirited Canyon Ranch crew. Completing this impeccable crowd are Ambassadors to the Philippines Saudi Arabian Mohammed Ameen Wali, and Mexican Erendira Araceli, who, upon the invitation of the Speaker, checked out the beauty not just of the model units but of the vistas and ambiance as well.

Wood's verse of poetry may very well sum up Tina's thoughts as she disembarks from the plane at the NAIA. Granted a couple of weeks leave by the New York public auditing firm KPMG (Kleiveld Pcat, Mapwich Guehdeler), accountant Tina Bautista got ready to come home to Manila for a visit. Part of the preparation was surfing the net to explore real estate investment opportunities.
